We clean townhome and condo buildings, small commercial and retail buildings, rental portfolios and property-managed homes on a scheduled basis, usually spring and fall. Flat roof drains and scuppers are cleared and tested. Every building gets before-and-after photos, and the invoice lists each address.

Walk the property once. We look at every building, count storeys, downspouts and access, and note anything already failing.

Set the schedule. Spring and fall for most. Heavy tree cover or flat roofs sometimes need a third.

Do the visit. Every gutter scooped, every downspout flushed, every flat roof drain tested. Debris removed from site.

Report. Photos per address, a list of anything found - loose hangers, leaking seams, drains that did not clear - with a price to fix it.

One invoice. Per visit, listing every address, sent to whoever you tell us.

Send the addresses and unit counts. For a townhome community, the number of buildings and units per building. For rentals, a list. For a commercial building, the address and whether the roof is pitched, flat or both.

Tell us who approves and who pays. An HOA board, a property manager, an owner. One contact for scheduling and one for the invoice, if they are different.

Access and notice. Gated communities, keyed roof access, tenants who need notice. We work around all of it, but it is easier planned than discovered on the day.

Paperwork. If your association or company needs a W-9 or a certificate of insurance before work starts, ask when you contact us and we will tell you exactly what we can provide.

Schedule. Spring and fall is the default. Heavy tree cover or flat roofs sometimes need a third visit, and we will say so after the first walk-through rather than sell it up front.

Can you do a whole townhome row in one day?

Usually. Eight to twelve units in a row is a normal day. Bigger communities are split across consecutive days.

Do you clear flat roof drains?

Yes. Drains and scuppers cleared, tested with a hose and photographed.

How is commercial work priced?

Per building or per unit after a walk-through, with the price falling as the count goes up. Send the address and a rough unit count to start.

Do you provide photos?

Every address, before and after, sent with the invoice.

Can tenants be home during the work?

Yes. It is outside work from ladders; we let the office know the day and go door to door if you want notice given.
