Most gutter problems in Lake County are small and got found because someone finally cleaned the gutter. A run that sags in the middle and holds water. Spike hangers that have pulled out of soft fascia. A corner seam or end cap dripping onto the steps. A downspout that came apart at the elbow or pulled off the wall. None of it needs new gutters; all of it needs someone on a ladder with the right hangers and sealant.
We fix those things, usually during the cleaning visit once we have seen them. New hidden hangers to replace failed spikes, re-pitching a run so it drains, resealing seams and end caps with gutter sealant, re-strapping downspouts, adding or replacing elbows and extensions. Anything beyond that - replacing sections, new gutters, fascia rot - we tell you about and you get a gutter contractor.

What we fix
The small repairs that keep gutters working
Sag and standing water. A gutter that holds water after a cleaning has lost its pitch, usually because hangers pulled or were never spaced right. We re-hang and re-pitch it toward the downspout.
Loose hangers and spikes. Old spike-and-ferrule hangers back out of the fascia over time. We replace them with screw-in hidden hangers that grip.
Leaking seams and corners. Mitred corners and end caps dry out and drip. Cleaned, dried and resealed with proper gutter sealant.
Downspouts. Separated elbows, straps pulled off the wall, crushed bottoms, missing extensions. Refitted, re-strapped, replaced where needed.
Small holes. Patched and sealed. Long splits or rusted-through steel gutters are a replacement job and we say so.
What we do not do
Where a repair becomes a replacement
We do not replace gutter sections, install new gutters, replace fascia or soffit boards, or install gutter guards. When a gutter is rusted through, crushed, pulling the fascia off with it, or simply at the end of its life, patching it wastes your money. We photograph it, tell you plainly, and you call a gutter contractor. Knowing the difference is most of what you are paying for.

Where the repairs come up
Older homes with original gutters - Waukegan, Zion, North Chicago, Highwood, the older parts of Libertyville and Mundelein - have the most failed spikes and dried-out seams. Steel gutters on pre-1970 homes rust at the seams. Newer subdivisions mostly need downspouts re-strapped and elbows refitted after a winter. The North Shore's copper and half-round systems we clean but do not repair; those need a specialist.
Before you book
How we decide between repair and replace
Fascia first. Every gutter hangs off the fascia board. If a screwdriver sinks into it, no hanger will hold and the fix is carpentry before it is a gutter job. We check this before quoting any re-hang.
How much sags. One low section between two hangers is a re-hang. A whole run that has dropped, with the fascia pulled outward, usually means the spikes have failed along the entire length and the gutter itself is bent.
Where it leaks. Corners and end caps reseal. A seam in the middle of a run on an old sectional gutter can be sealed but will open again. Pinholes from rust mean the metal is finished.
Steel or aluminum. Aluminum bends and dents but does not rust. Galvanised steel gutters on pre-1970 homes rust from the inside out, and once one section has gone the rest is close behind.
We would rather tell you a gutter needs replacing than sell you a patch that fails in March. The photos we send show you exactly what we saw, so the decision is yours with the facts in front of you.
If the fascia behind a sagging gutter is soft, new hangers will not hold and we will not pretend they will. That is a carpentry fix first, then the gutter goes back on. We tell you what we found and the order it needs doing in.

Can you fix a sagging gutter?
Yes, if the fascia behind it is sound. We replace the failed hangers with hidden hangers and re-pitch the run so it drains. Soft fascia needs a carpenter first.
Do you replace gutters?
No. We do the small repairs that keep existing gutters working. Replacement sections, new gutters and fascia work go to a gutter contractor, and we will tell you when that is what you need.
Can you stop a leaking corner?
Usually. Mitred corners and end caps get cleaned, dried and resealed with gutter sealant. A corner that has rusted through is a replacement.
My downspout came off. Can you reattach it?
Yes. Re-strapped to the wall, elbows refitted, extensions or splash blocks added at the bottom if it dumps at the foundation.
Do you fix copper or half-round gutters?
We clean them. Repairs to copper and specialty systems need a specialist and we will say so.
Can repairs be done during the cleaning?
Most of them, yes. We carry hangers, straps, elbows and sealant. Anything we cannot do on the spot you get a price for.
